It is a legal requirement for any property being sold or let in England, Wales and Northern Ireland, and must be obtained before marketing the property.
An accredited Domestic Energy Assessor (DEA) visits the property and collects data on construction, insulation, heating systems, windows and lighting. This is fed into the Standard Assessment Procedure (SAP) to produce a score from 1 to 100. The assessment takes 30–60 minutes and is entirely non-intrusive.
